Based on the latest data from the Calgary Real Estate Commission, prices in Airdrie, Cochrane, and other surrounding areas soared in April with very low supply.

Anne-Marie Lee, Chief Economist of the Calgary Real Estate Commission, said:

The supply for all communities was less than two months, and the supply for Airdrie, Cochrane, and Okotoks was less than one month.

Next, Airdrie’s benchmark price rose nearly 30% year-on-year to $ 480,600 in April, while sales (321) increased by nearly 24%.

The Okotoks benchmark price increased 13% to $ 538,300 as sales (121) increased 9% year-over-year.

However, Cochrane’s sales fell by nearly 20% from the same month to April 2021 (143). Still, its benchmark price rose about 21% to $ 530,900.

Other communities, including Chestermere, also saw strong demand. Its benchmark price has risen by about 18% to $ 624,300. The High River benchmark price rose about 12% year-on-year to $ 415,400, and the Strathmore benchmark price rose about 13% to $ 401,800.

Canmore continues to be the most expensive market in the region. Its benchmark price rose about 21% year-on-year to $ 1,054,800 in April. Still, its sales have slowed significantly by 28% since April 2021, as shown by CREB figures. Similarly, in High River, Strathmore and Chestermere, April sales slowed or leveled off year-over-year.
