The developer of a proposed condominium on Highway 33 and Barber Road is considering changing the project.

Alberta-based MTA Architecture is proposing a six-story, 161-unit building with a ground floor townhouse for students and young couples.

The company wants to reduce the minimum number of parking spaces required from 159 to 154. We also want to reduce the minimum backyard setback from the required 6m to 3m.

We also want a fix that reduces the minimum amount of commercial use on the first floor in front of Highway 33 from the required 90% to 0%.

The Official Community Plan (OCP) defines the highway. 33 side of the development as a retail district requiring retail and commercial space at ground level.

In a letter of rationale to the city, the applicant stated that the front of the building on Barbour Road and access to commercial traffic would be difficult and that there would be poor visible front for commercial activity. says.

“Given the significant amount of retail stores immediately east of this site, staff supported removing the designation of OCP Retail Street,” the letter reads.
